Over time, many buildings in the Athens Square Commercial Historic District have become tired & overburdened with band-aids & patchwork repairs. So when it came time for the owners of 309-313 Market to expand their business, they wanted to be a catalyst and set a precedent for how these character defining buildings could have new life breathed into them and be transformed into something exciting. The project was a full rehabilitation of three existing adjacent structures and their surrounding site. Extensive coordination occurred between the project team, city agencies, and local utility providers in order to relocate, overhaul and modernize all of the shared site utilities between the project and its neighboring businesses. A full renovation occurred for the tenant buildout. The intent was to create a modern open office concept that also accentuated the original architectural features of the buildings. This included exposing the existing structure, uncovering abandoned skylights & windows to bring in natural light, creating a seamless flow between the three structures and their varying elevation changes, and integrating modern finishes and appliances required for tech-driven businesses to succeed.
